Adding 160 new rental homes to an established North York property while retaining and strengthening the existing residential community.

12–24 Leith Hill Road is a purpose-built rental infill development located near Don Mills Road and Sheppard Avenue East. The project introduces a nine-storey mid-rise building and a series of three-storey stacked townhouses around an existing 16-storey apartment building.

The challenge was to add substantial new housing to an occupied property while maintaining the existing rental building, site access, servicing, parking, and outdoor amenity areas. Architecture Unfolded arranged the new buildings to make better use of the site while creating a more comfortable pedestrian scale and stronger connections between the buildings and landscaped spaces.

Architecture Unfolded provided architectural and interior design services from schematic design through construction. The project includes contemporary residential suites and shared amenities, including a fitness facility and work lounge, designed to support the everyday needs of residents.
