Adding 249 new rental homes and shared amenities to an established Etobicoke property while retaining the existing apartment building.

555 The West Mall is a purpose-built rental infill development near Rathburn Road and Highway 427. The project introduces a new 21-storey residential building on a property currently occupied by a 14-storey, 119-unit rental building, which remains as part of the development.

The challenge was to add significant new housing to a constrained and occupied site while maintaining the existing building and responding to neighbouring properties. Architecture Unfolded positioned and shaped the new building to preserve appropriate separation, sunlight, privacy, pedestrian access, and outdoor space.

The redevelopment also improves the property for existing and future residents. More than 10,000 square feet of amenity space includes fitness and social areas, a rooftop terrace, children’s play space, a dog run, and a mini soccer pitch. New landscaping, pedestrian connections, bicycle parking, and underground parking further support a more connected residential community.
